A fun, inviting and low-maintenance outdoor living space for both adults and children to enjoy, in Watkinsville, GA. Patio with gas-fueled outdoor fireplace and deck, designed to work a variety of elements into a small parcel of backyard and to allow for access from the 2nd floor kitchen of this home in Watkinsville, GA. As the clients' wish list also included an outdoor kitchen, the necessary gas and drainage fittings were built into the destined spot, ready for the future addition of a grill and sink. The brick for the walls and fireplace was carefully selected to match the house, while completing the Oklahoma flagstone patio floor and stone cap. We wanted to create a natural outdoor living space with elevation change and an open feel. The first time we met they wanted to add a small kitchen and a 200 square foot pergola to the existing concrete. This beautifully evolved into what we eventually built. By adding an elevated deck to the left of the structure it created the perfect opportunity to elevate the sitting walls. Whether you're sitting on the deck or over by the travertine the sitting wall is the exact same distance off of the floor. By creating a seamless transition from one space to the other no matter where you are, you're always a part of the party. A 650 square foot cedar pergola, 92 feet of stone sitting walls, travertine flooring, composite decking and summer kitchen. With plenty of accent lighting this space lights up and highlights all of the natural materials. Bronx Box - deck

This urban infill prefab is located at the foot of the Throgs Neck Bridge on Eastchester Bay in the Bronx. The Bronx Box is a modified version of the double-decker, 2-story bar typology with an additional storage 'saddle bag', containing built in cabinets along the length of the house. Given the narrow lot, the design aims to celebrate the constraints of its zoning envelope; the site's set backs, height limitations, and flood plain requirements yield a compact footprint while still featuring off-street parking, a small patch of green, and an expansive roof deck with stunning views of the bay beyond. The first floor is compact and contains a wall of storage running the length of the floor. An open living, dining and kitchen area is organized in a linear manner and opens out onto an elevated deck. Exterior stairs are the full width of the house and lead down to the pier that juts out into the bay. The second floor mimics the linear organization of the first and a wall of storage as well, but two bedrooms and two bathrooms occupy the rest of the space. The master bedroom features its own fireplace and balcony while a structural glass skylight allows for natural light into the internal bathroom. A metal clad roof bulkhead was carefully sculpted within the zoning restrictions and provides access to an expansive roof deck providing 360ยบ views of the bay and surrounding neighborhood. The house is clad in cement board with cedar accents and Ipe wood decks to keep maintenance issues at a minimum. Given that the home's modern aesthetic builds from the existing colors, textures, and diverse qualities within the surrounding urban fabric, it has been accepted as another unique personality within the neighborhood. Azalea is The 2012 New American Home as commissioned by the National Association of Home Builders and was featured and shown at the International Builders Show and in Florida Design Magazine, Volume 22; No. 4; Issue 24-12. With 4,335 square foot of air conditioned space and a total under roof square footage of 5,643 this home has four bedrooms, four full bathrooms, and two half bathrooms. It was designed and constructed to achieve the highest level of "green" certification while still including sophisticated technology such as retractable window shades, motorized glass doors and a high-tech surveillance system operable just by the touch of an iPad or iPhone. This showcase residence has been deemed an "urban-suburban" home and happily dwells among single family homes and condominiums. The two story home brings together the indoors and outdoors in a seamless blend with motorized doors opening from interior space to the outdoor space. Two separate second floor lounge terraces also flow seamlessly from the inside. The front door opens to an interior lanai, pool, and deck while floor-to-ceiling glass walls reveal the indoor living space. An interior art gallery wall is an entertaining masterpiece and is completed by a wet bar at one end with a separate powder room. The open kitchen welcomes guests to gather and when the floor to ceiling retractable glass doors are open the great room and lanai flow together as one cohesive space. A summer kitchen takes the hospitality poolside. This is a French West Indies-inspired home with contemporary interiors. The floor plan was designed to provide lake views from every living area excluding the Media Room and 2nd story street-facing bedroom. Taking aging in place into consideration, there are master suites on both levels, elevator, and garage entrance. The three steps down at the entry were designed to get extra front footage while accommodating city height restrictions since the front of the lot is higher than the rear. The family business is run out of the home so a separate entrance to the office/conference room is off the front courtyard. Built on a lakefront lot, the home, its pool, and pool deck were all built on 138 pilings. The home boasts indoor/outdoor living spaces on both levels and uses retractable screens concealed in the 1st floor lanai and master bedroom sliding door opening. The screens hold up to 90% of the home's conditioned air, serve as a shield to the western sun's glare, and keep out insects. The 2nd floor master and exercise rooms open to the balcony and there is a window in the 2nd floor shower which frames the breathtaking lake view. This home maximizes its view! The homeowner desired an outdoor space that would include an area for relaxing with a full view of the pool, an outdoor kitchen, a fire feature and a dining area. The space replaced a small patio cover that was just not big enough. We had to remove three 2nd floor windows in order to tie into the home and give the new cover a proper pitch. On the interior, we created art nooks where the windows had been. The kitchen has a tile backsplash, custom vent hood cover over a ventahood liner, custom cabinets that house the wireless electronic system, and is equipped with an RCS grill and stainless drawers, doors and an outdoor refrigerator. The bar area has bar top seating and a beautiful copper backsplash. The fascia is stone (Quarry Cream Rough) and matches the columns and fire pit bases. The fire pits are topped with Noce tumbled 16x24 pavers. They are custom built gas fire pits that allow for a full view of the pool and backyard. The flooring is a special feature! It is 12X48 paver tiles from Turkey that look like wood. The wood grain look was computerized directly on them. They have a rough texture, so it isn't slippery (perfect for poolside). The ceiling is a coffered ceiling using tongue and groove pine that has been painted. The beams are wrapped in hardie and painted. The ceiling fans are Haiku fans. This design was created to allow for a wide open view of the pool and backyard as well as create a grand entrance to the yard from the home. Since the pool was there first, it was important to keep that as the main focus of the backyard! We think it's just gorgeous! TK IMAGES
